  Current adopted Washoe County Building Codes 

Washoe County Code (Chapter 100 Building and Construction, Article 100.100.10) has adopted the following codes (to replace 2012 versions) pursuant to NRS 244.105 by reference, with any changes necessary to make it applicable to conditions within Washoe County:

Washoe County has adopted the following 2018 codes per Ordinance 1627 which will be in effect January 1, 2019. 

1)        2018 International Building Code (“IBC First Print”), chapters 1 through 35 and Appendices C, E, and I;

2)        2018 International Residential Code (“IRC First Print”), chapters 1 through 44 and Appendices A, B, C, G, H, J, K, and Q;

3)        2018 International Existing Building Code (“IEBC First Print”), chapters 1 through 16 and Appendices;

4)        2018 International Energy Conservation Code (“IECC First Print”);

5)        2018 Uniform Plumbing Code (“UPC First Print”), chapters 1 through 17 and Appendices A, B, D, E, I, and L;

6)        2018 Uniform Mechanical Code (“UMC First Print”), chapters 1 through 17;

7)        2018 International Mechanical Code (“IMC First Print”) chapters 1 through 15;

8)        2018 International Fuel Gas Code (“IFGC First Print”), chapters 1 through 8 and Appendix A;

9)        2018 International Wildland-Urban Interface Code) (“IWUIC First Print”), chapter 5;

10)    2018 Swimming Pool and Spa Code (“ISPSC First Print”), chapters 1 through 11;

11)    2018 National Fire Protection Association (“NFPA”) 54 and 58 Code;

12)     2017 National Electrical Code (“NEC First Print”);

13)     2018 Northern Nevada Amendments by the Northern Nevada Chapter of the International Code Council; and

Other matters relating to the provisions of Chapter 100, effective July 1, 2019.

Design Criteria
1.  Roof Snow Load - See Below Table 1608.2.1
2.  Wind speed (mph) - Exposure "C"
  •   IRC: 100 mph
  •   IBC:   
    • Risk Category I  120 mph Vult'
    • Risk Category II  130 mph Vult'
    • Risk Category III & IV  140 mph Vult'
* Exception: Membrane structures intended to be in place for 30 days or less may be engineered to Risk Category I loads provided the installation and use are per the manufacturer's recommendations.
3.  Seismic Design Category:  D2
4.  Frost Depth:  24" minimum
5.  Winter Design Temperature:  10 Degrees
6.  Ice Shield Under Layment Required:  Yes Greater than 5300' elevation
7.  Flood Hazards:  Consult with the Engineering Division of Development Services
8.  Air Freezing Index:  594
9.  Mean Annual Temperature:  49.4 F
10. Subject to Damage From:  Weathering,  Severe/Termite,  Moderate/Heavy/Decay,  None/Slight
Washoe County Building will provide a grace period from January 1, 2019 to June 30, 2019 during which applicants will be able to use either the 2012 or 2018 Building Codes as long as one version of codes is used throughout the entire project (all 2012 family of codes or all 2018 codes).

 4.  2012 Edition, International Energy Conservation Code ("IECC").
 5.  2012 Edition, International Fuel Gas Code ("IFGC"), chapters 2 through 8 and Appendix A.
 6.  2012 Edition, International Green Construction Code ("IgCC"), chapters 2 through 12.
 7.  2012 Edition, International Mechanical Code ("IMC"), chapters 2 through 15.
 8.  2012 Edition, International Wildland-Urban Interface Code ("IWUIC"), chapter 5.
 9.  2012 Edition, International Swimming Pool and Spa Code ("ISPSC"), chapters 2 through 11.
10. 2012 Edition, Uniform Plumbing Code ("UPC"), chapters 2 through 17 and Appendices A, B, D, E, F, I, and L.
11. 2012 Edition, Uniform Mechanical Code ("UMC"), chapters 2 through 17 and Appendices A, B and C.
12. 2011 Edition, National Electrical Code ("NEC").
