FUNCTIONS OF THE RECORDER`S OFFICE
   
   
The Recorder, elected to a four-year term, records documents and files maps, maintaining cross-reference indexes to these records. The office provides for subsequent retrieval of records for public viewing and produces copies and certifications of records. Real Property Transfer Tax is collected on transfers of real property. Example of typical recorded documents are:
   
 

 

Real Property Records ( deeds, leases, notices of completion, etc.)

   
  Financing Documents ( deeds of trust, notices of default/breach, reconveyances, Uniform Commercial Code (UCC) financing statement, etc.)
   
  Maps (subdivision, parcel maps, surveys, land divisions)
   
  Unpatented Mining Claim Records (notices, certificates of location, mining maps, proofs of labor)
   
  Military Discharge Papers
   
  Declarations of Homestead

Recorded documents are imaged as a permanent record and the original document is returned to the customer after processing. Filed documents are retained. All records are indexed by the names of the principal parties to the documents and by the year recorded. The records are open for public inspection and copies may be purchased at this office.
   
 
   
SEARCHING RECORDS
   
   

Recorded documents and maps are Public Records available for public viewing.

We currently offer the ability to search our recorded real estate documents on-line, from 8/16/1999 through current, via our ICRIS internet access.

All recorded documents are indexed by the names of the principle parties. To locate a document, the name of at least one party and the approximate year of recording is required.

Indexes for years prior to 1976 are in separate Title Books; after 1976 indexes are on microfiche. A cumulative map index including subdivisions, parcel maps, surveys, land divisions, and corner records is available. There is no charge for customers to search the indexes or view the documents.

 
 
 
REAL PROPERTY TRANSFER TAX

Real Property Transfer Tax (RPTT) is a tax collected when an interest in real property is conveyed. Documents transferring title must be accompanied by a Declaration of Value form. RPTT is collected by the County Recorder at the time of recording. A Declaration of Value form must be completed so the tax can be calculated. The rate in Washoe County is $2.05 for each $500 of value or fraction thereof. The basis for the tax is the actual purchase price or the estimated fair market value of the property.
